RENTAL PROPERTY EVALUATION
Our Property Manager will meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount. Using our comparable rental analysis and a wide range of other resources, we will suggest a rental rate for your property. Our goal is to keep vacancies low, and increase your return on investment.
PROPERTY MARKETING
We offer extensive marketing for your property that uses a combination of property signs and online advertising through multiple websites at no additional cost to you. These online ads include detailed information, maps and multiple photos. We utilize newspaper ads and/or virtual tours at an additional cost.
PROPERTY SHOWINGS
We schedule showings of your vacant property to prospective tenants after appropriate identification has taken place. We will pursue all leads and inquiries related to your property promptly.
THOROUGH APPLICANT SCREENING
We process all rental applications as they are submitted and do so in a timely manner. We perform extensive background, credit and criminal history screenings of each applicant. We contact current and past landlords for rental history, search county records for previous evictions and verify employment and stated income. We can discuss with you the results of the screening process and make our recommendation.
TENANT PLACEMENT
We ensure all agreements have been properly executed and secure necessary funds and lease agreements prior to the tenant's move-in. We document the property's condition using digital photography prior to the move-in as well as have the tenant complete a "Move-In Inspection" report verifying the condition of the property at the time of move-in.
MONTHLY RENT COLLECTION
We collect monthly rental income at the beginning of each month. Our Property Manager will serve the appropriate notices if rent has not been paid by the fifth day of each month or if insufficient funds is the issue. Our Property Manager will coordinate the start of eviction of your tenant in the event that rent is not paid.
MONTHLY ACCOUNTING, BILL PAYMENT AND DISBURSEMENTS
We disburse the rental proceeds to you in the manner instructed by you on a monthly basis. We can disburse funds by check or Electronic Funds Transfer (EFT) at no additional cost to you. We provide monthly itemized statements showing income and expenses related to your property as well as a year-end accounting summary of your account and 1099s. We offer complimentary bill payment.
COORDINATION OF PROPERTY MAINTENANCE AND REPAIRS
We coordinate all property maintenance and repair requests using our network of independent contractors, vendors and handymen. We can pay the property bills out of our Clients Trust Account on your behalf. We do not charge any additional fees for these services unlike many of our competitors.
TENANT PROBLEM SOLVING
We instruct all tenants to call us with any problems, complaints or suggestions, not you! We are committed to investigating all problems and responding in the timeliest manner possible. We strive to re-mediate the situation with the least possible cost to you.
MANAGEMENT FEES
All of our property management services listed are provided at one low monthly fee. Our fee for these services is a percentage of the gross rent collected only. WE HAVE NO HIDDEN COSTS! We do offer discounts for multiple properties under contract. Please call our Property Manager for further details.

We use multiple websites and property signs to advertise your property for rent. Our website provides detailed information, pictures, maps, and automated email alerts for prospective tenants. The network of websites we use additionally to market your property is provided to you at no additional charge and helps ensure that a larger pool of qualified applicants are reached. Often times our online presence alone is sufficient enough and can spare the additional expense of newspaper ads.
24-HOUR ONLINE ACCOUNT ACCESS
Our secure online program allows access to view password protected accounts 24-hours a day. It provides live, up to date account information. You can print statements, view balances and maintenance requests plus a lot more!
PROPERTY DOCUMENTATION
We utilize extensive digital photographs to document the condition of your property prior to move-in and following the move-out of tenants. We regularly document the exterior condition of the property when occupied as well and keep you updated.
EXTENDED HOURS AVAILABLE
We realize not everyone can fit into a 9-5 schedule and we try to keep our hours flexible to meet those needs. Weekend or After-Hours appointments are available.
